ESTATES OF CREDIT RIDGE (SPRINGBROOK) COMMUNITY (approved and under construction) 630 acre development area consisting of a number of development properties and builders.  The site is located in the western sector of the City of Brampton (Mississauga Road and Queen Street) within the Credit Valley Secondary Plan area.  This comprehensively planned, distinct community includes residential development, a district commercial site, schools, parks, pedestrian trail systems, natural woodlots/valleylands and cultural heritage features.  The community is a mix of upscale, executive and low density residential neighbourhoods of approximately 1750 dwelling units and 400,000 ft2 of commercial space.  GSAI provided planning services for the design and approvals of the Community Block Plan and the related processing of official plan and zoning by-law amendments and 8 draft plans of subdivision.

MILTON TRAILS – Fieldgate Developments (approved and under construction) 270 acre development area consisting of four phases.  Located in the west area of the Town of Milton within the Sherwood Survey Secondary Plan, Scott Neighborhood.  Project includes residential, schools, parks, commercial and significant woodlot and greenland features.  The residential component encompasses approximately 1700 units including singles, semi-detached, and townhomes.  GSAI was responsible for the subdivision design and obtaining approvals for the overall Tertiary Plan, zoning by-law amendment and draft plan of subdivision.

TRADITIONS – Heathwood Homes  (approved and under construction) 103 acre development area consisting of three phases.  Located in the west area of the Town of Milton within the Sherwood Survey Secondary Plan, Scott Neighborhood.  Project includes residential, parks and significant woodlot and greenland features.  The residential component encompasses approximately 715 units including singles, semi-detached, and townhomes as well as a 4.0 acre 166 unit medium density retirement residence.  GSAI was responsible for the subdivision design and obtaining approvals for the overall Tertiary Plan, zoning by-law amendment and draft plan of subdivision.    CLICK HERE FOR OVERVIEW

 

COUNTRY MEADOW ESTATES - The Forecast Group (approved) 45 acres of rolling terrain located in the Township of Amaranth, south east of the Town of Shelbourne. The planned community consists of 23 detached estate lots along with a picturesque park. Located to the west of the approved subdivision is an existing residential estate neighbourhood. NORTHRIDGE ESTATES (approved) 82 acre development located in the east side of the urban area of the Town of Shelburne. The planned community consists of over 320 residential units (primarily detached units) with unique “buffer parks” between the existing neighborhood and the new Northridge Estates development.  In addition 8.5 acres of Highway Commercial was approved along County Road 124 (former Hwy 24).  GSAI was responsible for the development concept plans, subdivision design and obtaining approvals for the zoning by-law amendment and draft plan of subdivision. The project also involved community interaction due to the interface of the existing neighborhood into the design and that about half of the subject lands being the former Shelburne Fiddler’s Community Park..    CLICK HERE FOR DRAFT PLAN

 

 

ISLAND LAKE ESTATES (Phase 1 approved and under construction) 170 acre community development located in the southern part of the Town of Mono. Project includes estate residential, community park and valleyland adjacent to the Island Lake Reservoir in Mono. The residential component consists of 118 single detached homes on minimum half acre lots. GSAI was responsible for coordinating clearance of draft plan conditions, including rezoning a portion of the property to accommodate the required CVC development setback adjacent to the valley, and coordinating registration of the subdivision.

 

STREETSVILLE GLEN COMMUNITY (approved & under construction) 225 acre development located on the boundary of west Brampton and Mississauga. Project includes residential, commercial sites, 75 acre prestige/business industrial area, neighbourhood park, and substantial valleyland features. The residential component encompasses over 530 units including singles, townhomes and medium density condominium units. GSAI was responsible for the arterial road alignment, subdivision design, obtaining approvals for the official plan amendment, zoning by-law amendment, Heritage District Boundary modification and draft plan of subdivision.

 

MILTON MAIN STREET VILLAGE (approved & under construction) 400 acre development located immediately east of the built area of the Town of Milton, south of Hwy. 401. Project includes residential, neighbourhood centre areas, neighbourhood parks, village squares, and substantial woodlot and greenland/open space features. The residential component encompasses over 2550 units including singles, semi-detached and townhomes. GSAI was responsible for the subdivision design and obtaining approvals for the zoning by-law amendment and draft plan of subdivision.

 

LIONHEAD ESTATES (constructed) 41 acre executive housing development consisting of 111 detached homes located in west Brampton surrounded by the Lionhead Golf Course. GSAI was responsible for the subdivision design, obtaining approvals for the official plan amendment, zoning by-law amendment and draft plan of subdivision.

 

GEORGIAN MEADOWS (approved & under construction) 95 acre development located immediately west of the existing built area of the Town of Collingwood. Project includes residential, neighbourhood park trailway system and greenland/open space features. The residential component encompasses over 400 units including primarily singles and a small medium density block. GSAI was responsible for the subdivision design and obtaining approvals for the zoning by-law amendment and draft plan of subdivision.

 

EAST MEADOWVALE FLETCHER'S CREEK (approved and under construction) 155 acre residential area consisting of four properties with three separate owners located on the east side of Old Meadowvale (City of Mississauga) with Fletcher’s Creek running through the development. Project included neighbourhood parks, commercial areas and 780 residential units primarily consisting of single detached dwellings, semi-detached and street townhome units. GSAI was responsible for the subdivision design, obtaining approvals for the Official Plan Amendments, Zoning By-Law Amendments and draft plans of subdivision.

 

EBERLEE RESIDENCE (constructed) 70 acre property located within the Niagara Escarpment Plan area of the Town of Caledon bordering the Forks of the Credit Provincial Park and the Bruce Trail. Project included development permit application approvals with the Niagara Escarpment Commission and planning approvals from the Town of Caledon. The approvals were for a principal residence and a second building housing a studio/workshop. The residence had to be constructed in keeping with the surrounding natural setting with views that take advantage of the spectacular scenery of the Devils Pulpit escarpment and the Caledon Ski Club.

 

LEVI CREEK COMMUNITY (constructed) 234 acre development located in north central Mississauga. Project included residential, commercial plaza, neighbourhood park, secondary school and substantial valleyland features. The residential component encompassed over 1300 units including singles, townhomes and medium density condominium units. GSAI was responsible for the subdivision design, obtaining approvals for the official plan amendment, zoning by-law amendment, draft plan of subdivision and several minor variances.       CLICK HERE FOR image

 

WEST OAK TRAILS UPPER GLEN ABBY (constructed) 101 acre development located in north western Oakville. Project included residential, arterial commercial, neighbourhood park, open space & storm ponds and an elementary school site. The residential component encompassed over 430 units including singles and townhomes. GSAI was responsible for the subdivision design, obtaining approvals for the official plan amendment, zoning by-law amendment and draft plan of subdivision.

 

FLETCHER'S CREEK VILLAGE (approved & primarily constructed) 388 acre community development located in western Brampton. Project includes residential, neighbourhood and highway commercial sites, neighbourhood parks, several school sites, storm ponds and substantial valleyland features. The residential component encompassed over 2640 units including singles, townhomes, medium and high density condominium units. GSAI was responsible for the subdivision design, obtaining approvals for the official plan amendment, secondary plan, zoning by-law amendment and draft plan of subdivision.

 

COLLEGE ESTATES (constructed) 11 acre infill development located in central Mississauga bordering on the University of Toronto's Erindale College lands. The Project entailed 31 detached residential units and associated open space area. GSAI was responsible for the subdivision design, obtaining approvals for the zoning by-law amendment and draft plan of subdivision.

 

NORTH ETOBICOKE CREEK (constructed) 45 acre development located in north central Brampton adjacent to Etobicoke Creek. Project included residential, neighbourhood park and open space areas. The residential component encompassed over 222 units including singles and semi-detached homes. GSAI was responsible for the subdivision design, obtaining approvals for the official plan amendment, zoning by-law amendment and draft plan of subdivision.

 

HALL ROAD SOUTH (approved) 1.5 acre high density site located in south Georgetown (Town of Halton Hills) adjacent to the west branch of the Credit River. Project included an 8 storey, 56 unit high-rise building. GSAI was responsible for obtaining approvals for the site plan, revised zoning by-law amendment and associated minor variances.

 

WEST MEADOWVALE CREDIT RIVER (constructed) 60 acre residential area consisting of two properties with two separate owners located in west Old Meadowvale on the banks of the Credit River surrounding the Credit Valley Conservation administration building. Project included 385 residential units primarily consisting of single detached dwellings. GSAI was responsible for the subdivision design, obtaining approvals for the official plan amendment, zoning by-law amendment and draft plan of subdivision.

 

COMPASS CREEK (approved & first phase constructed) 3.5 acre high density site located in central Mississauga adjacent to Cooksville Creek. Project included three upscale high rise buildings with the first phase containing 148 suites. GSAI was responsible for obtaining approvals for the site plan and zoning by-law amendment.

 

SILVER CREEK ESTATE RESIDENTIAL (approved & under construction) 50 acre development located immediately west of the Niagara Escarpment in the north area of the Town of Halton Hills. Project includes 20 estate residential units. GSAI was responsible for the subdivision design and obtaining approvals for the zoning by-law amendment, official plan amendment and draft plan of subdivision.
